PROJECT OVERVIEW

In July 2022, First Class Facilities Management, in collaboration with our long-established partner HQ Renovations, were tasked with an extensive office renovation project for a Grade II listed building located on St John Street, EC1, London. The undertaking demanded careful attention to historical preservation while implementing the modern requirements of an active workspace. This balance made the office renovation both a challenge and an exciting endeavour.

THE BRIEF

The client, Beavis Morgan, sought an office renovation that maintained the historic charm of the building while incorporating elements of modern design and functionality. This extensive office renovation included significant remedial work, an overhaul of Timber Sash Windows and Frames, and several roofing upgrades. On the interior, the plan encompassed innovative lighting installation, office remodelling, and the creation of contemporary facilities such as a coffee machine-equipped breakout area.

THE APPROACH / SOLUTION

We assembled our team of specialists with a deep understanding of preserving the character of listed buildings. Adhering to the Grade II listed status, we ensured that the office renovation complied with strict guidelines and used approved materials for all external works. Internally, we adopted a design aesthetic inspired by the building’s warehouse history, modernised for a 21st-century workspace. LED lighting, innovative containment for cabling, and the strategic relocation of the air conditioning system all played a part in this extensive office renovation.

THE OUTCOME & RESULT

The extensive office renovation project was a success, completed within a 14-week timeline, on schedule, and within budget. We managed to blend the building’s unique industrial heritage with modern office design principles, transforming it into a functional and visually striking workspace for our client.

The meticulously performed external repairs preserved the historical aesthetics of the building, while the internal office renovation resulted in versatile, dynamic spaces that cater to the needs of a modern workforce. The implementation of hot-desking added another layer of flexibility to the newly transformed office space.
